Thank you for your support.</strong> (LOCATION: Please enter your Anchorage apartment number | NOTES: Please indicate whether you are a 'Leaseholder' or a 'Tenant'. | KEEP IN TOUCH: <a href="https://www.facebook.com/groups/AnchorageSnagging/">https://www.facebook.com/groups/AnchorageSnagging/</a>)</p><p>------------------------------------</p><p>For the attention of the Directors, Muse Developments Limited, Kent House, 14-17 Market Place, London, W1W 8AJ</p><p>Dear Sirs</p><p><strong>Wapping Wharf – Bristol</strong></p><p>We are writing, as a collective group of leaseholders and residents of Anchorage, Gaol Ferry Steps, Bristol, in relation to two issues:</p><p><strong>(1)</strong> The developer’s failure to complete private and communal snagging issues. <strong>(2)</strong> The developer’s decision not to cover the stairway from the communal courtyard to the car park.</p><p><strong>Snagging</strong></p><p>Wapping Wharf is marketed as a premium, high-end development. Approximately one year after the first residents completed and moved into their new homes, there are a number of outstanding issues which remain unfinished, poorly finished and ultimately fall short of the high quality that we were expecting and was (and is being) advertised.</p><p>We understand there are ongoing negotiations between the developer and contractor, which is causing a delay to completion of snagging in both individual flats and communal areas. Whilst we appreciate the issues this presents, this cannot and should not be a cause of delay to completion of snagging issues. The Wapping Wharf customer care team has been communicating with leaseholders confirming that negotiations are ongoing and snagging is on hold. Of some concern is that they have also suggested that some snagging issues might not be completed at all. This is not acceptable; any issues between the developer and the contractor should not adversely affect us.</p><p>We urge you to make alternative arrangements and communicate progress to us. As the development and marketing of phase 2 continues, it is in everybody’s interest that this issue does not taint the reputation of Wapping Wharf.</p><p><strong>Stairway to car park</strong></p><p>It was our understanding, based on the indicative designs of Anchorage and conversations with the sales team when purchasing our properties, that the stairway from the internal courtyard to the car park would be covered by a canopy, with fob controlled access. We are very disappointed to learn that this is no longer the case. We note that the indicative designs for the next phase of the Wapping Wharf residential development still include a canopy.</p><p>Whilst we understand that any images are indicative and designs subject to change, we would not expect this particular feature to be removed in its entirety. We would highlight the following unsatisfactory issues, which have arisen as a result:</p><p><strong>(1)</strong> The current stairway area is an eyesore, the stone is being stained by exposure to rain water and this element of the courtyard appears totally unfinished. <strong>(2)</strong> The exposed stone has led to what appears to be limewater run-off, resulting in the loss of a car parking space below and staining of car paintwork in several adjacent parking bays. <strong>(3)</strong> Whilst there is non-slip material on the metal staircase, it can be slippery and dangerous during inclement conditions, directly as a result of being exposed to the weather. <strong>(4)</strong> The car park becomes extremely wet and very unsightly during rainy conditions, with large puddles at the bottom of the staircase. <strong>(5)</strong> Residents are using the fire escape from the A3 (Knightstone) block to access the car park via the stairway. <strong>(6)</strong> There have been numerous bike thefts. Whilst we are not aware of how the perpetrators are accessing the car park, a fob-controlled gate on the courtyard access to the car park would enhance security. At present, it is quite simple for someone to follow a resident into the courtyard, from where there is easy access to the car park.</p><p>We cannot begin to understand why the developer decided not to install a canopy or fob controlled gate in the courtyard and would ask that you reconsider.
