Thank you for your support.

To the developers of Wapping Wharf,

We, the undersigned leaseholders and residents of Anchorage, Gaol Ferry Steps are writing to express our dissatisfaction with the failure to complete private and communal snagging issues in the development.

Completion date

Wapping Wharf is conceived and marketed to prospective buyers as a premium development. One year after the first residents moved into their homes there remain numerous issues in private and communal areas that are unfinished, poorly finished or simply fall short of the high quality that was and is being advertised.

We understand there has been a breakdown in the relationship between Muse and Sisk. We are sorry to hear this but we do not accept that this is cause for delay of completion of private and communal snagging issues that leaseholders and residents have a right to expect and we urge that you make alternative arrangements to complete.

We recognise that the marketing of the Wapping Wharf development is ongoing, so we are asking one last time that you communicate to leaseholders and residents a deadline for completion of all snagging before we seek other means of redress via other channels.

Stairway to car park

Specifically, it was our understanding, based on the indicative designs of Anchorage and conversations with the sales team when purchasing our properties, that the stairway from the central courtyard to the car park would be covered by a canopy with fob controlled entrance. We are very disappointed to learn that this is no longer the case. We note that the indicative designs for the next phase of the Wapping Wharf residential development include a canopy.

Whilst we understand that images are indicative and designs subject to change, we would not expect this particular feature to be removed entirely. We would highlight the following regrettable issues which have arisen as a result:

*The current stairway is an eyesore, the stone is being stained by exposure to rain water and this element of the courtyard appears totally unfinished.

*The exposed stone has led to limewater run-off, resulting in the loss of a car parking space below and staining of car paintwork in several adjacent parking bays.

*The car park becomes extremely wet and unsightly during rainy conditions.

*Residents are using the fire escape from A3 block to access to the car park via the stairway.

*There have been numerous bike thefts. Whilst we are not aware how the perpetrators are accessing the car park, a fob controlled gate on the courtyard access to the car park would enhance security. At present, it is quite simple for someone to follow a resident into the courtyard, from where there is easy access to the car park.

We cannot understand why the developer decided not to install a canopy or gate and would ask that you reconsider installation of a canopy and secure gate in the courtyard.⯠This aspect of the development is currently a source of significant dissatisfaction and safety concern amongst residents.

Please could you direct your replies to AnchorageSnagging@groups.facebook.com

Many thanks

Leaseholders & Residents of Anchorage, Gaol Ferry Steps
